Cody will personally follow up to discuss your homebuying plans, the options worth exploring, and the costs you want to understand.

A few answers before you reach out.

Do I need 20% down to buy my first home?

No. Several mortgage programs allow much smaller down payments, and some eligible buyers may qualify for no-down-payment options. We'll also look at closing costs and other expenses so you understand the full picture.

Can I still explore my options if my credit isn't perfect?

Absolutely. Your credit is important, but it's not the only factor lenders consider. Different mortgage programs have different requirements, so it's worth having a conversation before assuming you won't qualify.

Do I have to complete an application just to ask questions?

No. You can request a personalized homebuyer review using the short contact form. If you're ready to take the next step toward preapproval, we'll use Guild Mortgage's separate secure application and review process.

Is down payment assistance free money?

Not always. Some programs offer grants that don't require repayment, while others provide assistance through a second mortgage that may need to be repaid later. Understanding those differences is important before choosing a program.

When does down payment assistance have to be repaid?

IHCDA First Step and Next Home assistance is structured as a non-forgivable second mortgage. The full assistance amount is repayable when the first mortgage ends or the home is no longer your primary residence. Selling, refinancing, or moving out can trigger repayment. IHCDA First Step may also be subject to federal recapture tax. Your precise obligations depend on the current program and loan documents. We can compare repayment obligations, closing costs, and total payments before you choose.

How much money will I actually need to buy a home?

That depends on the home, your financing, and any assistance available. In addition to your down payment, you'll want to consider closing costs, prepaid expenses, and costs that may come up before closing. I'll help you understand what to expect.

Can I qualify for a first-time homebuyer program if I've owned a home before?

Possibly! Some programs consider you a first-time buyer if you haven't owned a primary residence in the past three years. Others are available to repeat buyers, too. It depends on the specific program and eligibility requirements.
